We stayed at Canopy Oaks in middle December 2024. The place looks amazing and aesthetically pleasing. What I found out was they are only interested in swiping your credit card with many rules that can cost you and at the camp store prices are double of any place around. The campground was almost empty and after talking to many employees they told me that the new management has raised prices out of control and they agree it is overpriced and over managed. I was biking on the nature trail and almost got a coral snake. It was the first one I have ever seen so I took a picture and made sure the color match was correct, in which it was. I sent a message to the Facebook page and said to be on the lookout and to be careful out there. There were so many kids that were walking and riding bikes that day thought it would be something the parent could talk to their kids about. They denied the post so they are not worried about anything other than running your credit card for another sale. It was my first and only time I will be staying and talking to so many others it was their last as well.. it was really a dead vibe the complete stay. Please do better for your guest and remember you are in the middle of nowhere!!

What happened to this place? We have enjoyed coming here since they opened. We have come every year missing only last year due to them being booked. We have always parked our machines on our trailer ( never removing them from our trailer knowing we are not allowed to operate them on the grounds which we respectfully agree to do) next to the house on the pad only to be told this time that was no longer allowed and they have been doing this for the past 3 years. Well I have a picture of my machine parked in the driveway the last time we were here with the date showing it was 2 years ago only to be told we were liars and it was in our terms and conditions. Well let me tell ya it wasn’t as my whole group read every word of their terms and conditions and there was nothing stating we had to park in the overflow parking area. In fact what it did say was there was no overflow parking. Hmm really! We booked 7 months ago with the thought of returning to a great place only to fine the rude, very unwelcoming atmosphere, both beds were broken, coffee grinds left in the coffee maker from the last people that stayed, toilet wouldn’t flush unless you held the handle, our lock on the entry door was broken and we had to fix it before going to sleep on a broken bed sorry to say this will be the last time we spend money here. Wow is all I have to say with a big boo to follow. ☹️ they did offer a free frozen pizza for our inconveniences which we had to pass on.

We’ve stayed here several times and honestly I’m not sure we’ll be back. As I write this I’m sitting outside (well trying too) and my neighbor is blasting loud music with THREE huge motorcycles revving their engines outside his lot. There are so many political flags I’ve lost count. It was really nice and peaceful before but it’s lost its tranquility with loud neighbors and engine noises. For the price I was hoping there might be some regulation on that kind of thing. The tiki bar is great and prices are reasonable there. Don’t get a drink at the deli the prices are double there. The internet was great the first time we were here. It drops constantly now. I’m not sure we’ll be back. Sad because we really enjoyed it in the past.

This is a very beautiful place with its pros and cons. I’ll detail both.

Pros:
Beautiful landscaped sites that are very wide. We had one with a patio and fire pit. The sites are very well kept.

Clubhouse was very clean and well kept. Plenty of room to move around and hang out. It has a deli with amazing sandwiches and a nice little store to pick up necessities.

The pool and hot tub area were beautiful and with plenty of room to hang out.

Multiple dog parks on site and a neat little petting zoo

Tiki hut looked cool but we never made it over there.

Bath houses were very clean and all had really nice laundry facilities.

WiFi was better than any park I have stayed in. It was still spotty and would drop at times but for the most part it was quick enough to stream movies.

Overall the resort was very clean and well kept. The staff was very nice except one young lady at the check in desk. Maybe she was having a bad day but she was not helpful.

Cons:

Noise. We were on site for over a week. The first two days were nice and quiet and then the neighboring camp/ranch/something began to be really annoying in the evenings. There is some sort of off road park next door and they do not believe in quiet hours. All into the night you could hear these off road vehicles revving engines and racing. Some were not as bad but a couple over there were running some sort of loud exhaust or no exhaust at all and made the peaceful atmosphere diminish quickly. Between the loud vehicles, screaming music and nightly fireworks it made siting out by the camp fire in the evenings a little miserable. We were camped on the water about midway through the resort so maybe the water amplified the noise but I really felt bad for the ones staying on the back side. Not sure how they got any sleep at night.

Location is great if you want to just go to the campground and they have enough to keep you busy but if you like to get out and explore it’s pretty much in the middle of nowhere. You are a 15-20 minute drive from the town. There is dollar general about 10 minutes away. Just be prepared to drive at least 20 minutes out if you want to hit any local attractions.

Overall I still give them 4 stars. If they could work out something with the neighboring camp to keep it down at night I’d bump to 5 stars.

This place is great. The service is great and the staff is very friendly. The pool was large and kept very clean. The tiki bar was fun and a social area. The new management was noticed and the so many improvements were made. The place is kid friendly with a pond to fish in, mini golf and games. The amenities made this site different from the rest and we will most definitely be visiting again. We will be recommend to others aswell.

We stayed 12/20/24 thru 12/24/24. The resort was clean and nice , the general store was good, has most things you need. The deli is ok , but for Breakfast they are limited, no juices, you have to go to the store , which was closed. They offer free coffee , tea and hot chocolate, no decaf coffee though. The tiki bar closes early, The band on Saturday night was supposed to be to play to 10, they left at 8:30. No activities on Friday, Sunday, or Monday. The store is closed on Monday and there is no shopping within 20 miles, however they are close to the river ranch with a good steak restaurant. Golf cart rentals for this resort is rather pricy.

Lovely property! It is over 435 acres! I love they it has tiny homes and lots of amenities! The tiki bar is the hotspot! Definitely a place for people of all ages to stay and enjoy! I ran into a couple that had stayed here before and they are now looking to buy. I look forward to coming again!

We love Canopy Oaks! We normally go for 4th of July but we decided to go for New Years. Had a great time as usual!
